About Pontefract

Pontefract sits in the Wakefield Council area and carries three of the district's conservation areas: Pontefract Castle, Pontefract Market Place, and Friarwood and Button Park. The town centre streets around the Market Place are tight, historic and busy, so most of our work is out from there, on the Georgian and Victorian streets around Friarwood, the terraces at Tanshelf and Monkhill, and the interwar and postwar housing running out towards Carleton and Chequerfield. Featherstone, Ackworth Moor Top and Streethouse sit in the WF7 half of the town's postcodes and we cover those as well. Heritage cover is a genuine consideration rather than a formality in the older parts, and the sensible order is to check a property's status with the council's conservation team before choosing a material rather than after the pallets arrive. Beyond that, Pontefract behaves like the market town it is. A lot of stone and brick side by side, boundary walls that carry the character of a street, and frontages that vary wildly from one road to the next. We work in natural sandstone, block paving and tarmac and will say plainly which one suits a given house, including on the occasions when the answer is the cheaper one. The houses we work on in Pontefract

Two Pontefract patterns come up again and again. The first is the older terraced or semi detached house with a high brick boundary wall down one side and a narrow gap between that wall and the gable, running back towards a garden. That gap is prime block paving. It gets a car off the road, it is simple to fall towards a drain, and brindle block down a shaded passage still looks right in five years where concrete does not. The second is the interwar or postwar semi out towards Carleton, Chequerfield and Darrington, with a proper front garden, room for two cars if the boundary is opened up, and often a long back garden that wants a patio and a path at the same time. Older stone property near Friarwood and the Market Place needs more care with materials and is more likely to need consent for boundary work. Newer estate housing towards the racecourse side generally has a drive already and comes to us to replace or widen it.

The ground round here

Pontefract is the one town on our list where the geology genuinely changes. The Cadeby Formation, the Magnesian Limestone, forms an outlier here bounded by faults, sitting over the Coal Measures rather than replacing them entirely. That is the limestone ridge the castle was built on. For a driveway it cuts both ways. Limestone drains freely, which helps a great deal if a soakaway is part of the design, but it can be hard digging and rock can appear shallower than anyone would like. Coal Measures ground and the mining legacy that comes with it are still present across the wider area, so made ground and old workings remain a consideration too. The practical answer does not change: prove the ground with a trial hole before a price is fixed, and build the sub-base to suit what is really under the frontage.

Weather and drainage

Free draining limestone makes Pontefract kinder than the heavier parts of the district during a wet spell, and it can make a soakaway a realistic option where elsewhere it would not be. That does not mean water can be ignored. On the older streets the drives often run down the side of the house between walls, which turns a passage into a channel and concentrates everything at the bottom of it. We set a fall to a planned outlet and give the water somewhere legitimate to go, rather than letting it stand against a wall or run out across the pavement. Winter is when it shows, since November and December carry the heaviest rainfall in this part of Yorkshire and the ground has the least capacity left to take it.

Planning and dropped kerbs in Pontefract

Wakefield Council is the authority for both sides of this in Pontefract. Under Class F of the permitted development order in England, a new front hard surface over five square metres needs planning permission if it is impermeable and the water is not directed to a permeable or porous area within your own boundary. Permeable block paving, or falling the drive into a planted border, avoids that. On top of it, the conservation areas at the Castle, the Market Place and Friarwood and Button Park bring extra control over materials and boundary work, so an early conversation with the council's conservation officers saves time later. For the dropped kerb, Wakefield asks that the driveway is built before you apply, takes a non refundable fee, and requires drainage wherever the drive falls towards the footway. Frontages on classified roads need planning permission before the crossing application. The council reviews its fees, so take the current figures from Wakefield rather than from anybody's website.
